Pune’s residential real estate market again proved its strength in 2022 as demand increased convincingly after the pandemic. Even during the lockdown periods of 2020 and 2021, interest in buying homes in Pune remained strong but the true demand potential emerged only once people were free to visit sites again.
The interest rate hikes by the RBI in 2022 did result in demand pulling back to some extent, but this was temporary. Pune’s developers compensated as best as possible with cost-easing measures for customers by partially or fully waiving some of the statutory fees.

As per latest ANAROCK data, the average monthly rentals in the prominent luxury micro-markets across the top 7 cities increased anywhere between 8-18% in the last two years. Mumbai’s Worli saw the highest rental growth of 18% in the period – from INR 2 lakh per month in 2020 to INR 2.35 lakh in 2022 for luxury homes of minimum 2,000 sq. ft. area. Anuj Puri, Chairman – ANAROCK Group, says, “Residential rental demand skyrocketed across the top cities in 2022 with schools reopening classrooms and most companies calling employees back to offices. Pent-up rental demand hitting the market has caused a demand-supply mismatch in many areas, resulting in monthly rental hikes. Also, post-Covid tenant preference has tilted towards large-size homes.”
“Most prominent luxury housing markets witnessed double-digit growth in rentals in the last two years,” says Puri. “Pre-Covid, average 2-year luxury rental increases at a given time were largely single-digit, between 5-7%.” The luxury residential market has been on an upswing post the pandemic, with its overall sales share growing to about 14% in H1 2022. - What’s Donald Trump Doing In Pune? The son, not the father. Donald Trump Jr. on Tuesday 13th December 2022 joined Mumbai-based real estate developer Tribeca Developers’ founder Kalpesh Mehta to announce Tribeca’s plan to add new projects in India under the Trump brand. The company plans to invest Rs 5,000 crores in new projects in 2023 of which half will be allocated to the Trump-Tribeca portfolio. The Trump Organization, said they were returning to the Indian markets after six years. They were now looking to grow their presence in the market along with their partner. Their products commanded a 20-50% premium in the real estate market, Trump said. Tribeca has the rights to the Trump brand in the Indian market. Tribeca is the largest developer of Trump properties outside North America. The Trump-Tribeca partnership has resulted in India becoming the largest market for Trump-branded properties outside of the US, said Donald Trump Jr.
- Godrej Properties has, on outright basis, acquired a 12-acre land parcel in Mundhwa-East, Pune. The development on this land will primarily be for a premium group housing project, the company said in a BSE filing. The project will have a developable potential of approximately 2.2 million sq ft with an estimated revenue potential of approximately Rs 2,000 crore. - Earlier in the year, in June 2022 Mastercard did ink a 20-year lease for 4.23 lakh sq ft office space in Brookfield’s Pune property. Mastercard Technology will be paying monthly rentals of Rs. 97.50 per sq ft for the leased space, taking the annual pay out to around Rs 50 crores for the leased space under the first phase. - Tech giant Microsoft Corporation (India) has acquired 10.89 lakh sq ft of commercial plot in Pune from Finolex Industries for a consolidated amount of Rs 328.84 crore, documents accessed by Propstack showed. The commercial plot is located at Pimpri Waghere in Pune and has been acquired through an agreement with Finolex Industries to transfer the lease for Rs 328.84 crore, the documents showed. The company has paid a stamp duty of Rs 16.44 crore on the deal, the documents showed. Microsoft Corporation (India) refused to comment. “Pune is ideal for setting up large campuses due to the availability of quality real estate, affordable housing, and human resources. However, many corporates have preferred Bengaluru and recently Hyderabad for their expansions. This transaction could be the start of Pune emerging as a strong contender.
